Thirty five years is a very long look as we try to discern the impact and meaning of changes the Arrowhead communities are experiencing; a downsizing of sorts with fewer stores, restaurants, schools…. a community in transition.
Real estate sales across America and California have been mercurial in the past dozen years illustrated in one third of the home sales on the right of the charts. Comparing this same period, the state has recovered well with overall sales breaking a new high over 400,000 homes sold. We may be comparing a peanut to a watermelon, but we would hope Arrowhead trends would compare favorably to the California trend. Not so. In the most recent 15 years on the right Lake Arrowhead has slid steeper and recovered less.
Some folks may be unhappy when we draw attention to local growth issues, but no city or community is without challenges. One of our local issues is the quieting of our mountain economy. Viewed in two ways, growth in construction has been the lowest ever since the recession began in 2007. Resale homes have been discounted, while the cost of new construction has risen. A happy perspective is homeowners are enjoying their vacation homes more than even, staying, not selling.
Comparing the two peaks in Arrowhead Woods home sales to the two peaks in California sales indicate a greater velocity, peak to valley, in Lake Arrowhead. Allowance has to be made for California homes which are primary residences while Arrowhead Woods 8000 homes are three quarters vacation homes.
In this new year, community and elected leaders should make 2016 the year we rise to the challenges. We’d like this to be the theme for America. It surely can be for Lake Arrowhead. We’d appreciate a note, hearing your thoughts..
