November sales in Arrowhead Woods has the best of everything. Virtually every bracket is improved. Especially impressive is the range of sales within each of the three brackets. In recent issues we have focused on winter, or the cold half of the year as sales are nearly the same in each half, warm or cold as long as snow and ice are light. Home shoppers want to feel safe on mountain roads.
Since Summer, listings in Arrowhead Woods have declined more than 100 homes from 400 Summer listings to the current 289 homes for sales.
Our experience in Arrowhead Woods in the last few years of the real estate sales has proven that low inventory does not drive up prices. Too few homes turn off home shoppers. they want choices, lots on inventory. It is easy to put off vacation home shopping when inventory is low. A 23% increase in sales in 2015 may be unsustainable without higher inventory.
There is no good reason to take a home off the market just because it is cold.
Sales can be just as hot in the winter as summer. For sellers, this is an opportune time.
