If your home is for sale or you’re thinking about selling, price is everything!
81% of buyers, in a recent California Home Buyers Survey by the California Association of Realtors say that prices will increase over the next five years. That’s a whopping jump from 35% reported in 2009. Arrowhead Woods has staggered, fallen and re-bounded in the same five years.
ARROWHEAD WOODS PRICES ARE RISING; SALE ARE NOT.
Low sales in Arrowhead Woods risk derailing our recovery, not keeping in step.
Our first concern is weak sales invariably put pressure on sellers. We’ve closed the books on years of foreclosures, short sales, fixer homes, underwater owners, clearing the way for conventional unfettered great home offerings. With all the price cutting homes no longer around, the remainder is now 358 homes for sale, about 20% less that an ideal of 450 listings.
In the flatland cities of primary residences, low inventory pushes prices up. In a resort, Lake Arrowhead, where a second home is a discretionary choice, low inventory results in low sales; fewer choices, hard to compare, complex pricing.
16 years, 1990 to 2005, Arrowhead Woods averaged over 400 sales a year.
9 years, 2006 to 2014, well under 400 sales a year, 30% fewer home sales
