Sales rose 10% with prices gaining 8%, despite the lowest inventory in 40 years. We have 176 homes for sale in Arrowhead Woods, about the same as last year. Since the ‘70s we have had very few months with inventories below 200 home listed. Our community is 75% vacation homes plus see-saw winter weather so we are not likely to move this resort at the same pace as the nation. The National Association of Realtors said “due to the good economic backdrop and exceptionally low mortgage rates, national sales are now a healthy 18% higher than a year ago”.

National home prices increased 4% year over year in December 2019 and are forecast to increase 5.2% from December 2019 to December 2020, according to the latest CoreLogic Home Price Index (HPI®) Report . The December 2019 HPI gain was down from the December 2018 gain of 4.4% and was up from the November 2019 gain of 3.5%. Price appreciation averaged 3.6% for full year 2019, a large slowdown from the 2018 full year average of 5.8%. Home price growth started last year off at 4.2% in January, dipped down to 3.3% in late summer, but then started climbing back in November, reaching 4% at the end of the year. The full year average for 2020 is expected to climb to 4.6%.

Lake Arrowhead is full; the water level has not an inch to spare. Sometimes we fear too much. At the end of 2018 we thought it would take a couple years for the lake to be full again. Not the first time, winter rains and snow filled our lake as it has so many times before.
There will be concerts starting early on the 4th in Arrowhead Village starting at 2pm continuous through to the start of the fireworks on the lake. . on the Arrowhead peninsula Friday, Saturday and Sunday.
Sky Park is open 7 days a week for the Summer.
Even more on the weekend, is the outstanding three nights of Village performance after 6pm
Crestline has their fireworks show on Saturday the 6th. Jamboree Days start on Friday the 5th and the Street Fair and parade on Saturday.

We are only a few days into the second half of 2019, but it looks like we are going to have weaker sales. At this moment sales are down almost 25% from a year ago as the national economy show signs of uncertainty in the real estate sales nationwide.

The rest of the story is (to quote Paul Harvey for those old enough to remember)... Published in the LA Times are reports of another hit to the real estate economy of Southern California. To spare you the pain of a long blog, we are slowing from a peak that has been building month after month since 2006, with roaring boosters in 2008 and 2012. Temper the high and low sales and prices when you think of Lake Arrowhead. As a resort, we don't climb as high nor drop as low as the permanent downhill homes of part time vacation owners.
Prices in LA and OC rose 3.72% from a year earlier, with homes sold down 17%. Arrowhead Woods prices rose 6.0% from a year earlier, with homes sold unchanged from a year ago.
All things considered, the Lake Arrowhead market is a beacon of stability. The only cloud over our mountain is inventory, with 180 home for sale, less than half of a normal number of homes listed. Peering brightly for buyers and seller is the four month of good news in the 30 year fixed mortgage rate now at 4.35%.
Adding to the unpredictability of this resort, Lake Arrowhead 2019, is that every measure of sales, prices, inventory, days to sell, are all near opposite numbers from the top notch economists doing their forecasts a year ago.

The roads are clear and dry but stairways and decks are still a caution. After the most recent 6 inches of rain our lake will soon be FULL. God is blessing us with snow for fun and melting to water, filling our lake and keeping the forest wet deep into the root system. As global warming continues, we become acutely aware of the needs of our lake drinking water supply and resistance to forest fires with a moist green landscape. In time Lake Arrowhead may be one of the few mild climate zones in all of Southern California.

We have about 2 feet of snow, still shoveling

The snow, trees, kids playing is a joy but shoveling and snow plows are now getting much of the attention. If you are coming up, chains will be required... and it is slippery... cold too... 20 degrees Monday morning. The sun is out. Some melting can begin, especially important on the blacktop roads. The cheering from everyone is that the lake will surely fill to the top. We are blessed to live and enjoy the four seasons, truely a mile closer to heaven.

I n the years before 1990 , the demographic of Lake Arrowhead was primarily over age 50 with family style vacation homes, used by the parents, children and grandchildren. The 1990s recession was not too severe. No real change.
At the turn of the century, 2000 , Lake Arrowhead had a major upsurge in vacation home purchasers under age 45. 2006 through 2014 recession wiped out most of the inexperienced, highly leveraged young, new owners thinking real estate could never go down. In fact, wise minds encouraged that thinking.

Inventory is not on a fast growth track.

The LA Times today reported that existing home sales slid 6.4% to the lowest level in nearly six years, the lowest pace in three years. Sales last month fell in all four of the nation's regions. INVENTORY is the most significant issue in real estate. Homes for sale are so low buyers are leaving the market with the comment of too few choices.
Homes are not coming on the market as they have in the past.
1. Coming off the recession there were more homes as so many had been financially stretched to the limit, we were in the 'forced sale' segment. Simplistically, the vast majority of the real estate holding were overpriced in the post 2008 years; hard to sell, selling at a loss, need for personal liquidity due to the overall decline in national net worth.
2. The under value shakeout was near complete and positive values showed up in about 2015. Homeowners with comfortable liquidity thought waiting might bring their sale price back to the 2006 price peak. At this point be mindful that every area of the country , Southern California and our resort Lake Arrowhead had a somewhat different picture of the 2015 recovery.
WHERE DO WE GO FROM HERE?
"Inventory will continue to increase, but unless there is a major shift in the economic trajectory, we don't expet a buyer's market on the horizon within the next five years," says Danielle Hale, chief economist at realtor.com.
A home shopper needs to find only one home to have the joy of a lifetime. The key is the best go first. For a buyer to find the 'best' he/she must be tuned up, knowing the market so well that when they see 'the one' write a check for a very good offer on the house immediately. But you must have seen enough homes, identified your yes and no, and be ready to act now!

Lake Arrowhead is likely to follow the nation in a gentle leveling of real estate sales in 2019. Economists forecast a slowdown in 2020... an election year... talk about uncertainty (?).

Arrowhead Woods prices in 2018 were up 6% to a median of $440,000. Forecasters say 2019 prices will be a little lower, still rising 4.2%. If the economy weakens, 2020 will rise only 2.9%.

In December, 2018, Lake Arrowhead Real Estate Prices rose 9.2% over December a year ago . 30 homes were sold in Arrowhead Woods last month, nine less than a year ago. The average home size dropped from 2257 square feet a year ago to 1949 Sq /ft last month. Getting a good deal of attention is the ask / sell discount with sellers reducing their sell price by 7.8% vs 5.7% a year ago. The national economy for jobs, interest rates and wages are all looking very good. More stable that expected, mortgage rates are holding below 5%. There is a lot of uncertainty regarding the real estate market heading into 2019. That uncertainty has raised concerns that we may be headed toward another housing crash like the one we experienced a decade ago.

History of this Irish Blessing

The Irish blessing is a prayer, originally written in Gaelic. “May the road rise to meet you” is actually mistranslated quite a bit from the original Gaelic language it was written in. “Rise” actually translates more accurately to “succeed.” So the text means, "May you succeed on your road.”

The author of the prayer isn’t known for certain, although many attribute it to St. Patrick, as it is similar to his other writings.
