At the end of the1990s recession, second homes were not furnished or using “furnishings negotiable” to raise the sale price. It was a hassle. A home was photographed and presented with the enticing image of home furnishings, nicely arranged and attractive, BUT.
The buyer moved into an empty house. In the past, the excitement of day one when moving into a home in the mountains, was buying or scavenging dining, game room and bedroom furniture, before sitting down or going to sleep, 100 miles from home.
2015: at least 77% of the homes sold are furnished; from nice to custom.
The best outcome now is sellers get much of their money back, selling an average of $13,000 higher than their unfurnished competitors.
THE BACK STORY. HOW IT BEGAN. Mountain homes are not the scrubby worn out cabins of old movies. In the last fifteen years, home sellers began offering nice to lavishly furnished homes. The 21st century look is attractive, stylishly enticingly beautiful homes for a dream mountain getaway.
Prior to the 1990s recession, the typical home offering was not furnished or at best “furnishings negotiable” in which the buyer was expected to negotiate to a higher purchase price if furnishings were to be included.
With a change in attitude and affluence, sellers began to offer their home for sale “furnished” or easily give in to include furnishings in the final sale price.
Lenders didn’t like the idea, not wanting a 30 year loan that including furnishings. In a short time, furnishings were not mentioned in the contract, though still included in the house sale. Appraisers realized the best way to handle furnishings is don’t ask, don’t tell.
The end result is sale values are comparable for Realtors and appraisers, since most homes include furnishings. And buyers are thrilled to buy what they see, moving in, nice and comfy, no hassle.
